The building is a nineteen (19) storey, 36,800 m² office tower with four (4) levels of below grade parking and two (2) levels penthouse service space. The building is located in downtown Ottawa.
The project was submitted for Commercial Building Incentive Program (CBIP) and achieved 40% better efficiency than the Model National Energy Code for Buildings (MNECB) reference buildings. Sustainable design services were an added value to our services and included product investigation and team coordination and design with all parties.
Sustainable features of the building include site location and proximity to public transportation, low flow faucets, high efficiency systems, commissioning, measurement of all energy devices, construction waste management, high IAQ performance, high controllability and enhanced thermal comfort.
Key energy efficiency measures included heating boilers with modulating burner control, high efficiency chillers, variable speed pumping of all systems, high efficiency glazing, VAV fans, demand control ventilation (CO2 sensors) and efficient lighting designs.
